ASHRAE Level 1, 2, and 3 Energy Audits

Our energy audits provide a detailed analysis of your building’s energy consumption, identifying areas for improvements and potential savings. Through systematic examination and evaluation, we offer tailored solutions to enhance energy efficiency and reduce operational costs.

ASHRAE (American Society of Heating, Refrigerating and Air-Conditioning Engineers) defines three levels of energy audits, each with increasing complexity and detail, designed to identify opportunities for energy savings.

CityOn Xi'an

ASHRAE Level 1

This preliminary audit provides an initial overview of a building’s energy consumption.

It includes:

  • An on-site survey of the building
  • Review of utility bills
  • Identification of low-cost/no-cost energy-saving opportunities
  • Overview of potential capital improvements​

Our ASHRAE Level 1 audit will help you understand where the most significant energy-saving opportunities lie and whether further, more detailed audits are warranted.

ASHRAE Level 2

Building on the findings from the Level 1 audit, the Level 2 audit involves a more detailed building survey and energy analysis.

It includes:

  • Detailed review of energy bills and benchmarking against similar buildings or previous years
  • Comprehensive on-site energy survey
  • Identification of energy-saving measures with estimated costs and savings
  • Economic analysis of potential energy efficiency improvements, including payback periods and return on investment

After conducting the ASHRAE Level 2 audit, we will provide a detailed action plan for improving your building’s energy efficiency.

ASHRAE Level 3

The most comprehensive audit, Level 3, involves a detailed analysis of building systems and potential capital-intensive energy-saving measures.

It includes:

  • Advanced data collection and in-depth energy modelling
  • Detailed financial analysis, including life-cycle cost analysis
  • Consideration of complex measures such as HVAC system upgrades, building envelope improvements, and renewable energy options

The ASHRAE Level 3 reports we provide offer an investment-grade analysis that supports major capital investment decisions, ensuring that all potential energy-saving opportunities are fully explored and evaluated.

Testing, Commissioning, & Retro-Commissioning

We can act as the Commissioning Authority for the following phases:

  • Review the basis of design documentation and the owner’s project requirements
  • Draft the testing checklists
  • Develop the testing plan
  • Execute onsite sample tests and measurements

Post-Construction Phase:

  • Analyze testing results
  • Address deficiencies in building systems
  • Conduct envelope commissioning
  • Provide operation and maintenance training to the facilities team
  • Develop, manage, and document a commissioning plan to verify that the owner’s project requirements and design requirements are satisfied

Operations Phase:

  • Perform testing, adjusting, and balancing
  • Undertake retro-commissioning
  • Conduct ASHRAE Level 1 and Level 2 energy audits

Monitoring Based Commissioning

We conduct a Monitoring-Based Commissioning (MBCx) service utilizing BEE Sense, our advanced real-time performance monitoring system. This service provides continuous performance analysis, aiding in compliance with LEED Certification requirements. MBCx integrates three key components:

  • Permanent energy monitoring systems
  • Real-time energy analysis
  • On-going commissioning

Our Monitoring-Based Commissioning plan includes the following:

  • Installation of strategically placed meters
  • Utilization of advanced diagnostic software
  • Predictive maintenance algorithms to foresee and mitigate issues
  • Development of responsive action plans
  • Ongoing documentation of operational challenges
  • Continual training for building occupants and operators.

This service allows us to identify unusual energy or power consumption patterns as they occur. MBCx is most cost-effective when the metering and energy analysis software are integrated into the initial design of a space, but it can also be applied post-construction and to comply with Operation and Maintenance (O+M) green building labels such as LEED, BREEAM, NABERS, and many others.
