About the project

A prestigious luxury shopping village in China, managed by a prominent global retail group, has become a benchmark for sustainable retail environments. Spanning over 175,000 square meters across two prime locations in Shanghai and Suzhou, this shopping village features more than 160 luxury boutiques and over 185 additional retail outlets. The client has consistently aimed to enhance the shopping experience through a commitment to sustainability.

Monitoring

As part of their forward-thinking sustainability strategy, the luxury shopping village placed significant emphasis on real-time performance monitoring as a critical tool for achieving their environmental goals. Recognizing the need for a robust and reliable system to drive their sustainability initiatives, they chose BEE Sense for its comprehensive data collection, real-time analytics, and user-friendly interface.

Green Lease

To further enhance their sustainability strategy, the shopping village integrated a Green Lease Program alongside BEE Sense. This program included specific environmental performance clauses within tenant leases, encouraging all occupants to actively participate in the landlord’s sustainability goals.

BEE Sense provided powerful tools to benchmark and compare tenant performance, as well as streamlined reporting, fostering transparency and encouraging tenant engagement in the initiatives.

Over a year, we monitored energy, water, and air quality across the shopping village.

Energy

Through a series of detailed analyses—including HVAC operation analysis, temperature analysis, plug consumption analysis, monthly lighting consumption analysis, and lighting activity mapping—we gained deep insights into energy consumption patterns.

Our findings revealed that energy use was distributed as follows:

  • HVAC: 43.5%
  • Lighting: 29%
  • Plug: 27.5%

This enabled us to develop action recommendations aimed at significantly reducing energy consumption. According to our calculations, in the landlord area alone, the client could reduce energy use by 12%, equivalent to 125,739 kWh or 88,458 kgCO2e, resulting in savings of up to $15,000.

Of this, 37,499 kgCO2e would be saved from HVAC, 39,267 kgCO2e from plug loads, and 11,689 kgCO2e from lighting.

Water

Our water use analysis covered several key areas:

  • Canteen kitchen
  • Canteen toilet
  • Offices
  • Guest reception

By closely monitoring water consumption patterns in these areas, we were able to identify inefficiencies and potential areas for improvement. In addition to consumption analysis, we also conducted a water harvesting analysis to evaluate the effectiveness of existing water reuse practices.

The results were significant: we determined that at least 34 cubic meters of water could be redirected for reuse.

Air
Throughout the project, we implemented comprehensive air quality monitoring to ensure a healthy indoor environment across all key areas of the shopping villages. This included continuous tracking of critical air quality parameters such as particulate matter (PM2.5 and PM10), volatile organic compounds (VOCs), carbon dioxide (CO2), and humidity levels. Additionally, we also measured the RESET Viral Index, providing advanced insights into the potential viral load in the air, further enhancing the safety and well-being of occupants.

GRESB

Over the course of three years, our strategic consulting played a crucial role in helping the client significantly improve their GRESB scores.

2021: Starting from a baseline score of 40/100 in 2021, with a 9th place ranking among their peers, the client faced a challenging road ahead.

2022: By 2022, the client’s efforts were already showing results, with their GRESB score rising to 75/100, lifting them to 8th place among peers. Their development investment ratings also improved.

2023: In 2023, the client achieved a remarkable milestone—a 5-star GRESB rating with a score of 90/100, placing them 3rd among their peers.

BREEAM

Our team delivered comprehensive guidance on meeting the stringent criteria of BREEAM, with a focus on enhancing energy efficiency, optimizing water usage, and improving indoor environmental quality.
