Indoor Environmental Quality Testing

We are proud to be part of the team of WELL Performance Testing Agents providing provide independent, third-party verification for WELL Performance Testing Services to GBCI for WELL v1 projects. We are now also one of the first WELL Performance Testing Organizations approved by GBCI for WELL v2 projects.

Included in the Testing Services are:

  • Night-time lighting measures – visual lighting design, circadian lighting design
  • Daytime lighting measurements – circadian lighting design, solar glare control and design
  • Acoustic sampling – internally generated noise, sound masking limits
  • Outdoor air sampling of CO, PM2.5, PM10, Ozone (O3)
  • Indoor air sampling of CO, PM2.5, PM10, Ozone (O3), TVOC, Formaldehyde (HCHO) & Radon
  • Water sampling – fundamental water quality, public water additives, inorganic contaminants, organic contaminants, agricultural contaminants
  • Thermal comfort conditions – relative humidity, temperature distribution

Commissioning, Retro-Commissioning, and Energy Audits

We provide Commissioning services including those that address requirements according to the LEED® rating system:  BEE can act as the commissioning authority for the following phases:

Design Phase

  • Review the basis of design documentation & owner project’s requirement,
  • Draft the testing checklists,
  • Make the testing plan,
  • Execute corresponding onsite sample tests and measurements,
  • Review and analyze testing results,
  • Fix or improve deficiencies of building systems

Post Construction Phase

  • Envelope commissioning
  • Provide operation and maintenance training to the facilities team,
  • Develop, manage and document a commissioning plan to verify that the owner’s project requirements and the requirements of design are satisfied.

Operations Phase

  • Conduct testing, adjusting and balancing,
  • Retro-commissioning,
  • ASHRAE Level 1 and Level 2 energy audits

Monitoring-based Commissioning

In order to meet the LEED v4 Certification requirements, BEE now offers Monitoring-based Commissioning (MBCx) service which is an ongoing performance analysis of an operational building. MBCx integrates three key components:

  • Permanent energy monitoring systems
  • Real-time Energy Analysis
  • On-going commissioning

Our Monitoring-based Commissioning plan includes the following:

  • Meters and meter locations
  • Software
  • Diagnosis
  • Predictive algorithms
  • Action plans
  • Ongoing documentation of issues
  • Ongoing operation and occupant training

This service allows us to identify unusual energy or power consumption patterns as they occur. MBCx is most cost-effective when the metering and energy analysis software are integrated into the initial design of a space, but it can also be applied post construction and on LEED for Existing Buildings (EB) Projects.
